James H. Dooley, a Richmond attorney, banker, and philanthropist who also built the Maymont estate, hired more than 300 craftsmen to construct Swannanoa on Afton Mountain, at the boundary of Nelson and Augusta counties. Completed in 1912 at a reported cost near two million dollars, the Italian Renaissance Revival villa is faced in Georgia marble and holds Italian and Georgian marble interiors, hand-carved woodwork, and a 4,000-piece Tiffany stained-glass window depicting Sallie May Dooley on the main staircase landing.
The Dooleys occupied the house only briefly. James died in 1922 at Maymont in Richmond; Sallie May died at Swannanoa on September 5, 1925, according to the Library of Virginia's Dictionary of Virginia Biography. His sisters sold the property in 1926 to Richmond's Valley Corporation, which opened it as the Swannanoa Country Club the following year — President Calvin Coolidge attended a Thanksgiving dinner there in 1928. The Depression forced the club's closure, and the sisters reacquired the estate in 1932.
From 1948 to 1998, philosopher Walter Russell leased Swannanoa for his University of Science and Philosophy. A $3 million exterior restoration ran from 1999 to 2006, after which the estate began operating as a private event venue. James "Phil" Dulaney bought the property in 2000 and invested further in its restoration before his death in 2023; his family, through Skyline Swannanoa, Inc., now runs the estate and offers public guided tours on the second Sunday and fourth Saturday of most months.

Current caretakers and tour guides trace most of the reported activity to Sallie May Dooley, who died in the house in 1925. Staff and visitors describe an aversion in the mansion's resident cats to the third floor, offered as informal evidence that something there dislikes animals — a trait attributed to Sallie May in family lore.
During a 2013 investigation, the Twisted Paranormal Society recorded footsteps in the towers with no visible source, an audio anomaly in the library that group members interpreted as a moan responding to their questions, and a low sound in another room strong enough that some investigators left. One participant became ill near the second-floor staircase and was evacuated.
These accounts come from paranormal-tourism sessions rather than independent investigation, and none has been corroborated by outside researchers. The mansion's years as a lightly used property between 1998 and 2007 also drew break-ins by people searching for evidence of a haunting, causing damage the current owners have had to repair.
