Staff and regular guests describe approximately ten distinct spirits in residence, though the Duncan family — T.C. and Fannie, who owned the property around 1900 — are the most frequently reported.

T.C. Duncan announces himself through the smell of cigar smoke in rooms where no one has smoked. Fannie Duncan's presence is associated with rose-scented perfume, described by multiple guests as a sudden, room-filling scent with no identifiable source. The couple's most distinctive behavior is leaving pennies: guests find coins placed in drawers, on windowsills, and in other unexpected locations, which staff interpret as a perpetual housewarming gesture.

Harpsichord music is reported in common rooms during evening hours when no instrument is being played and no recordings are running. An apparition described as Mary Anne Wallace has been reported on the staircase — a woman in period dress who appears and vanishes before witnesses can get close.
