Real estate developer Robert Sherman opened the Cal Neva Lodge in 1926 on the California-Nevada state line at Crystal Bay, on the north shore of Lake Tahoe, built directly over the border so that gambling — legal only on the Nevada side — could operate a few feet from California guests. A 1937 fire destroyed the original building; owners rebuilt it within a month. Actress Clara Bow drew national attention to the resort in 1930 when she disputed a $13,000 gambling debt.
Frank Sinatra bought a controlling stake through Park Lake Enterprises in 1960, expanding the property with a showroom, a helipad, and a set of tunnels connecting the casino to guest cabins. Nevada gaming regulators pulled Sinatra's gambling license in 1963 after reports that mob figure Sam Giancana had visited the property, and Sinatra sold his stake soon after. The resort passed through several owners over the following decades, including Kirk Kerkorian starting in 1976, before closing for renovation in 2013.
Larry Ellison bought the property out of bankruptcy in 2018. Denver developer McWhinney purchased it in 2023 for roughly $52 million and, through its Realberry investment arm, secured further financing in 2026 to complete a restoration, with reopening now planned for 2027 as Lake Tahoe Proper Resort & Casino. As of mid-2026 the property remains an active construction site and is closed to the public.
Sources
Cal Neva's ghost stories center on the resort's two most famous guests. Marilyn Monroe spent a weekend at the lodge in early August 1962, days before her death, in a cabin arranged by Sinatra at Robert Kennedy's request amid concern over press coverage of her ties to the Kennedy brothers; multiple accounts describe her being taken ill during the stay. Frank Sinatra owned and lived at the property through much of the 1960s. A 2008 Reno News & Review feature and a national NBC News roundup of celebrity-haunted hotels both describe staff and paranormal investigators reporting a woman's voice singing in Monroe's former cabin and footsteps in the tunnels beneath the showroom, along with cold spots and unexplained lights.
None of these accounts is independently documented beyond secondhand report, and portions of the tunnels have since been filled in during construction. With the resort closed to the public since 2013 and under active renovation, the ghost claims currently rest on pre-2013 visitor and staff accounts rather than any recent investigation.

Cripple Creek, CO
The Palace began in 1893 as a two-story wooden building housing Dr. William J. Chambers's drug store on Cripple Creek's main commercial strip. It burned in the catastrophic April–May 1896 Cripple Creek fires that destroyed most of downtown, and was rebuilt as a three-story brick structure with sandstone trim. The Chambers family eventually sold the property in 1928, and it passed through several owners before reopening as a hotel and casino in 1977.
Adairsville, GA
Godfrey Barnsley, an English cotton merchant based in Savannah, built the Italianate Woodlands Manor at this Bartow County site in the 1840s for his wife Julia. A 1906 tornado caused extensive damage, and in 1935 Preston Barnsley shot and killed his brother Harry in the manor. The ruins became a resort in the late 20th century.
Miami Beach, FL
Casa Casuarina was built in 1930 by Alden Freeman, a Standard Oil heir, as a homage to the Alcázar de Colón in Santo Domingo, incorporating coral rock salvaged from 19th-century Miami buildings. Gianni Versace purchased the property in 1992 for nearly $10 million, demolished an adjacent hotel to create gardens, and installed the signature gold-tiled mosaic pool. On July 15, 1997, at approximately 8:44 AM, Versace was shot and killed on the front steps by serial killer Andrew Cunanan. The Nakash family (founders of Jordache Jeans) purchased the property in 2013 for $41.5 million and opened it as The Villa Casa Casuarina boutique hotel.
