Est. 1931 · Longest Continuously Operating Theater in Florida · National Register of Historic Places · Rollins College Campus History · Annie Russell — Early 20th Century Stage Career
Annie Russell was born in Liverpool, England in 1864 and built a stage career in New York City spanning several decades, earning particular recognition in comedic and character roles in the late nineteenth and early twentieth centuries. She retired to Winter Park, Florida in 1923 and joined the Rollins College faculty, teaching acting and directing college productions.
Mary Curtis Bok Zimbalist, a prominent Philadelphia arts patron and longtime friend of Russell's, funded the construction of a dedicated theater for Russell as a gift to both the actress and the college. The building was designed by German-born architect Richard Kiehnel of Kiehnel and Elliott in a Spanish Mediterranean style consistent with the Rollins campus aesthetic. Construction was completed in 1931, and Russell served as the theater's director and guiding artistic presence from opening until her death on January 16, 1936, from lung disease. She was 71.
The theater was designated to the National Register of Historic Places on July 15, 1998 (Reference No. 98000863). It has operated continuously since its 1931 opening, making it the longest continuously operating theater in Florida. The Rollins Theatre Department produces a full season of Main Stage and Second Stage performances in the building annually, drawing audiences from the Winter Park and greater Orlando area.
The building also housed a paranormal investigation by White Light Investigations in 2005, which issued a formal conclusion that 'there is obvious paranormal activity within the walls of the Annie Russell Theatre.'

Self-folding seat cushion (balcony seat 3R)Invisible hand contact (patting on back)Physical intervention (pants leg tug, 1962)Audible rocking soundAnimal response to empty seat
Annie Russell has been the most consistently and affectionately documented theatrical ghost in Florida, in part because the institution that bears her name has never tried to distance itself from the stories.
Her documented presence centers on one seat: the second seat over in the third row of the right balcony. This was her preferred seat when she attended performances as an audience member rather than directing, and it became the focal point of paranormal reports almost immediately after her 1936 death. Audiences and performers have reported the seat cushion folding down on its own — as if occupied — accompanied by a faint rocking sound during shows Russell was believed to enjoy. A golden retriever brought into the theater by a visitor reportedly stared fixedly at the empty seat, unwilling to move.
Drama students describe Russell as an encouraging presence. The most frequently reported contact is an unseen hand patting a student on the back — during auditions, after a difficult performance, at moments of creative uncertainty. Faculty members have interpreted the contact as consistent with Russell's documented teaching style, which emphasized reassurance and craft.
The most precise account in the documentary record involves a 1962 incident: a student reaching toward electrical equipment in the theater is said to have felt his pants leg tugged by an invisible force, pulling him back before he touched what turned out to be a live wire. The theater's telephone — in a version of the story — was said to have rung for emergency services before the student himself reached for it.
A 2005 investigation by White Light Investigations concluded that paranormal activity in the building was 'obvious.' A Rollins College social media post from the same period noted that a Fox News crew and paranormal investigators identified six spirits in the building during a joint investigation.
